INV Development LLC was built around a simple observation: the most durable returns in real estate are created in the work between raw land and finished asset.

Sourcing the right parcel, advancing it through entitlement, coordinating utilities, and matching the project with the right end user - this is where value is made. We organize the platform around doing that work well.

How We Invest

Every investment begins with origination. We do not chase processes. We build relationships with landowners, brokers, municipal staff, and utility providers in our active markets, and we surface opportunities before they reach the broader market.

From there, our work is methodical: underwriting against multiple exit paths, identifying the entitlement and infrastructure milestones that create value, and structuring transactions that protect downside while preserving upside. We invest where we have a defensible thesis and step away where we do not.

Where We Work

Our geographic focus is the central United States, with active programs in Indiana and adjacent growth corridors. We work where population, employment, and infrastructure trends support sustained demand for new development.

We are asset-class agnostic. Within a given market, we evaluate residential, industrial, commercial, mixed-use, and data center opportunities on their own merits. The discipline is in selection, not in narrowing.

How We Partner

INV Development operates as a principal. We invest our own capital and co-invest alongside aligned partners - homebuilders, industrial users, capital allocators, and end users with conviction in the asset.

We bring origination, entitlement, and execution to every partnership. We expect the same level of seriousness from the counterparties we work with.
